Luxury Real Estate Market Update: August 2026

The Las Vegas luxury real estate market entered the final stretch of summer with encouraging signs of buyer activity, even as the pace of closed sales varied significantly by price point. Across the $1 million-plus market, available inventory declined from July, while pending sales increased in several important segments. The strongest signals came at opposite ends of the luxury spectrum: the $1M–$3M market saw a meaningful increase in homes entering contract, while the $10M+ category recorded five pending sales—an unusually active month for a segment where transactions are typically measured one property at a time. The result is a market that remains selective, but far from inactive. Buyers continue to have choices, yet they are demonstrating a willingness to move when the right combination of property, presentation and value comes to market.

$1M–$3M: Buyer Activity Rebounds

Active Listings: 1,370 New Listings: 324 Pending Sales: 158 Closed Sales: 119 Median Sales Price: $1.40M ⬆️ Improving — Pending Sales Up 27.4% month-over-month and 20.6% year-over-year. ➡️ Stable — Inventory Down just 1.7% from July and 0.4% from August 2025. ⬆️ Rising — Median Price Up 5.7% month-over-month to $1.40 million. Contracts Point to Renewed Momentum The $1M–$3M segment continues to serve as the engine of the Las Vegas luxury market, and August's increase in pending sales is an encouraging indicator heading into fall. A total of 158 properties entered contract during the month, up more than 27% from July and nearly 21% from August 2025. At the same time, available inventory edged lower. Closed sales declined from July, but the increase in pending activity suggests that August may be better viewed as a month of building momentum rather than slowing demand. The median sales price also climbed to $1.4 million, reinforcing the relative stability of this segment.

$2M–$3M: More Buyers Step Forward

Active Listings: 296 || New Listings: 68 || Pending Sales: 28 || Closed Sales: 24 || Median Sales Price: $2.56M || ⬆️ Improving — Buyer Activity Pending sales increased 16.7% from July and 16.7% year-over-year. || ➡️ Stable — Inventory Inventory declined 1.7% month-over-month and remains just 2.8% above last year. || ⬆️ Rising — Median Price The median sales price increased 11.8% from July to approximately $2.56 million. || Improving Demand in a Competitive Segment The $2M–$3M category remains one of the more competitive portions of the luxury market, with nearly 300 properties currently available. However, August brought a notable improvement in buyer activity. Pending sales increased from 24 in July to 28 in August, while inventory declined slightly. The median sales price rose to approximately $2.56 million. For sellers, competition remains significant and strategic pricing continues to matter. But the rise in pending activity shows that buyers are engaging—and that well-positioned properties can still stand apart in a market offering considerable choice.

$3M–$5M: Sales Strengthen as Inventory Declines

Active Listings: 198 || New Listings: 38 || Pending Sales: 13 || Closed Sales: 16 || Median Sales Price: $3.16M || ⬆️ Rising — Closed Sales Up 23.1% from July and 128.6% from August 2025. || ⬆️ Improving — Year-Over-Year Pending Activity Pending sales remain 44.4% higher than a year ago, despite declining from July. || ⬇️ Declining — Inventory Available inventory fell 5.7% month-over-month to 198 properties. || Transaction Volume Outpaces Last Year August produced 16 closed sales between $3 million and $5 million, up 23% from July and more than double the seven sales recorded during August 2025. Pending activity moderated from July, but remains 44% higher than a year ago. Meanwhile, available inventory fell below 200 properties. The median sales price declined to approximately $3.16 million, illustrating the importance of looking beyond any single pricing metric in relatively small luxury segments. Transaction volume tells a more encouraging story: significantly more homes are trading in this category than they were a year ago.

$5M–$10M: A Strong Month for Closings

Active Listings: 83 || New Listings: 13 || Pending Sales: 2 || Closed Sales: 9 || Median Sales Price: $5.95M || ⬆️ Rising — Closed Sales Nine properties closed in August, up 125% from July and 200% from August 2025. || ⬇️ Declining — Inventory Available inventory fell 7.8% from July and 17.8% year-over-year. || ➡️ Selective — Buyer Activity Only two properties entered contract during August, underscoring the highly property-specific nature of this price segment. || Limited Inventory Meets Selective Demand The $5M–$10M segment recorded nine closed sales in August, more than double July's total and triple the number recorded in August 2025. At the same time, available inventory declined to just 83 properties—down nearly 18% year-over-year. Only two properties entered contract during August, so future transaction volume bears watching. But the combination of substantially lower inventory and nine completed sales reinforces an important characteristic of this market: buyers at this level remain highly selective, but exceptional properties continue to transact.

$10M+: Ultra-Luxury Activity Accelerates

Active Listings: 51 || New Listings: 5 || Pending Sales: 5 || Closed Sales: 3 || Median Sales Price: $13.30M || ⬆️ Improving — Pending Activity Five properties entered contract, up 66.7% from July and 150% from August 2025. || ⬆️ Rising — Closed Sales Three properties closed during August, compared with one in July. || ⬇️ Declining — Inventory Available inventory declined 7.3% month-over-month to 51 properties. || Five Pending Sales Signal an Active Top End August's most notable data may be at the very top of the market. Five properties priced at $10 million or more entered contract during the month, compared with three in July and two a year ago. Three ultra-luxury properties also closed during August. Because the number of properties involved is small, monthly percentage changes in this segment can be dramatic. Still, five pending transactions represent meaningful activity in a category where each sale requires a highly specific buyer. The data reinforces that Las Vegas continues to attract demand at the highest end of the residential market, particularly for properties offering exceptional architecture, privacy, amenities and location.

Final Takeaway

August's numbers illustrate a Las Vegas luxury market that remains highly segmented—but one in which serious buyers are continuing to transact. The increase in pending sales below $3 million provides an encouraging signal for the market's largest luxury segment heading into fall. Above $3 million, August produced stronger closing activity, while declining inventory reduced the number of properties available to buyers. And at $10 million and above, five pending transactions demonstrated meaningful demand at the very top of the market. For sellers, the environment still rewards accurate pricing, exceptional presentation and a marketing strategy capable of distinguishing a property from its competition. Buyers, meanwhile, continue to benefit from greater choice than during the most competitive years of the market—but desirable properties are still finding their audience. As Las Vegas moves into the fall selling season, August's contract activity provides an encouraging foundation: inventory is tightening, buyers are engaging, and exceptional properties continue to move across every level of the luxury market.
